Fog or moisture between the panes
Usually the seal inside the insulated glass unit has failed. That tells us the glass needs attention. It does not automatically tell us the window needs replacing.
A draft you can feel
Could be the weather stripping, the exterior caulking, the hardware, how the window sits, or the glass itself. The source matters, because each one costs something different to fix.
Water showing up around the window
Sometimes the window. Sometimes the seal around it. Sometimes the installation behind it. Finding out which one comes first.

We recommend restoration only when we can stand behind 25 years or more of useful performance under standard conditions.
Otherwise, we responsibly guide toward replacement.
This is the standard we hold ourselves to before recommending restoration. It is not a warranty. The warranties are separate: 10 years on glass seal failure including the labour to redo it, and 1 year on WRE workmanship covering the hardware, frame, seal and caulking.
